Information meeting with Aldi re proposed new store

On Wednesday 5th July, committee members from Haddon Way Residents Association (HWRA), Shelthorpe Community Association (SCA) and the Grange Park Centre Project (GPC) were invited to a closed meeting with Aldi to discuss the planning application (P/17/0942/2) for a new store on Allendale Road . We were not formally supporting or opposing the planning application, rather obtaining further information and presenting some of the concerns or comments residents have expressed to each of the groups represented.

The following notes were made during the meeting:

  • Aldi have been in the Uk for 27 years. They are on an expansion programme and aim to have 1000 stores by 2022.
  • They consider a store catchment area to include approx. 25,000 people.
  • Loughborough has a population of approx. 50,000 people, therefore they would consider this to be a 2 store town.
  • They have not purchased the land but have an option on it pending planning approval and other legal matters
  • The deal with Costa or similar hot food takeaway unit is equally subject to planning approval
  • Within the planning application they are requesting this unit has trading hours of 5am to 11pm
  • The Belton Road store with its new extension is 1140 square metres and includes 110 car park spaces
  • The new store on Ling Road will be 1254 square metres and will include 199 car park spaces.
  • Proposed trading hours are Monday to Saturday, 8am to 10pm and Sunday 10am to 4pm
  • All deliveries come direct from Aldi main distribution warehouse. They suggested there would be 3 to 4 deliveries per day, the first at 7am and the last at 5pm
  • The side of the site adjoining the new Chimes housing development would have a 2m high acoustic fence but the store and delivery vehicles would stand above this fence
  • To the Ling Road and Allendale Road elevations, Aldi are proposing to reduce the height of the existing curb side hedge to 1.5m
  • Three units are proposed to have a variety of uses under planning categories i.e. hot food takeaway, coffee shop, financial services, vets etc.
  • Night time security would be via lighting and cctv. Lighting would be active 7.45pm to 10.15pm. They are also proposing removable bollards to stop vehicle access out of hours.
  • They expect the planning approval to go to committee and would look for a decision towards the end of 2017 with construction in 2018
  • We discussed traffic issues and vehicle access issues at some length. Aldi suggested that they had carried out studies which showed only a very small increase in traffic to the Allendale Road/Ling Roard roundabout. However, it was difficult to accept this statement taking on board the present traffic issues and the increased traffic that would be inevitable from this development.
  • It was also pointed out that Allendale Road is the only exit south of Grange Park and if there was serious traffic or an accident the estate could become log-jammed. We do not believe that Aldi can address the potential traffic issues with the size/layout of the road/roundabout in this location
